records of Harford County Liber 6767, Folio 582 from Kluge Properties
LLC to Carrollton Bank, default having occurred under the terms thereof,

PARCEL 1
ALL that parcel of land situate on the Westerly side of the state road
leading from Pylesville to Cardiff, containing ninety-five and
one-fourth ( 95 ¼) square perches, more or less, being the same and all
the land described in a Deed from Guss Reamer and Shirley Reamer, his
wife to Jacob Reamer, by the name of Hyman Reamer, dated September 13,
1943, and recorded among the Land Records of Harford County, Maryland in
Liber GCB No. 280, folio 41, and
PARCEL 2
ALL that lot or parcel of land at or near Whiteford, Maryland containing
one hundred and three thousandths (O.103) of an acre, more or less,
being the same and all the land particularly described in a deed from
Marshall T. Heaps and Helen A. Heaps, his wife, to Hyman Jacob Reamer,
dated September 12, 1956, and recorded among the aforesaid Land Records
in Liber GRG No. 467, folio 385
PARCEL 3
BEGINNING at a concrete marker heretofore set at the Northeast corner of
the land of David K. Silver, running thence binding on the North side of
the land of Silver as now surveyed:
(1) North 3-30 West 12.24 feet to a pipe now set, thence for a new line
of division through an across the land of David H. Silver and Eunice K.
Silver, his wife,
(2) South 62-55 West 334.90 feet to a pipe now set on the North side of
Maryland Route 136 (Whiteford Road) as shown on Maryland Highway
Administration Right-of Way Plat No. 10125, running thence binding on
the said right of way line as now surveyed,
(3) South 39-50 East 12.30 feet to a pipe now set, running thence
binding on the land of Heaps, Singleton and Norris as now surveyed,
(4) North 62-55 East 334.60 feet to the beginning hereof. Containing
0.09 acres of land, more or less, as surveyed by Shenk-Still June
20,1975
The improvements thereon being known as 1508 Main Street, Whiteford,
Maryland 21160
Subject however to the terms and conditions of a Lease dated Feb 21st
2007 by and between Kluge Properties LLC and the USPS (United States
Postal Service).

The Property will be Sold As-Is in Fee Simple and subject to all the
conditions, liens, restrictions and agreements of record, affecting
same, if any, and with no warranty as to the description of the
improvements.
TERMS OF SALE
A deposit of $15,000.00, will be required of the purchaser to be paid at
the time and place of sale, in such terms as shall be acceptable to the
Trustee, balance in cash at settlement which shall be twenty days (20)
after final ratification of sale by the Circuit Court for Harford County
unless said period is extended by Trustee, his successors or assigns for
good cause shown, time being of the essence; interest at the rate of Ten
Percent per annum shall be paid on unpaid purchase money from the date
of sale to the date of settlement. In the event the above-named Holder
purchases the property at the sale as the high bidder thereat, no
deposit will be required and interest on the balance of the purchase
price shall be waived. The property will be sold subject to all
restrictions, liens, covenants and encumbrances of record. In the event
that the purchaser fails to go to settlement as required, the property
shall be re-sold at purchaser’s risk and expense. Taxes, water rent, and
all other municipal liens and charges to be adjusted to date of sale.
All other public charges and assessments payable on an annual basis
shall be adjusted to date of sale and assumed thereafter by purchaser.
Costs of all documentary stamps, transfer taxes, document preparation,
agricultural transfer tax, title insurance, or any other type of
settlement charges of every kind and nature shall be borne by the
purchaser. The improvements are being sold in an “as is” condition with
purchaser responsible for any and all housing and zoning code
violations. If the Trustee is unable to convey good and marketable title
or a resale is to take place for any reasons, the purchaser(s) sole
remedy in law or equity shall be limited to the refund of the
aforementioned deposit. Upon refund of the deposit, this sale shall be
void and of no effect, and the purchaser shall have not further claim
against Trustee. The Trustee, his attorneys and/or the note holder shall
not be liable individually or otherwise for any matters relating to this
sale and/or the property.
